One discipline, many sectors

A mine, a data centre, and a property scheme look nothing alike. The questions that decide whether they get funded are almost identical.

On the surface, a rare earth project, an AI data centre, and a property development have little in common. The engineering is different, the buyers are different, the risks look different. Underneath, the questions that decide whether any of them attracts capital are almost the same.

Every capital-intensive project comes down to a short list. Is it viable, in the conditions that will actually occur rather than the ones in the pitch. Do the economics hold once the optimistic assumptions are stripped out. Is there real demand, whether that is offtake from a smelter, a hyperscaler's compute contract, or tenants and buyers for a building. Is the funding matched to the stage, so early work is not being asked to carry the economics of a finished asset. And can it be delivered.

That is why a firm built on resource analysis can assess an AI infrastructure project or a real estate scheme without lowering its standards. The sector knowledge differs, and it matters, but the discipline is portable. A data centre lives or dies on power, cost, and a credible demand contract, in the same way a mine lives or dies on grade, cost, and offtake. A development scheme has to survive a full cycle, in the same way a battery metals project does.

The mistake, in any sector, is to fund the story rather than the numbers. Demand narratives are always available. The AI build-out is real, the housing need is real, the critical minerals shortage is real. None of that makes an individual project fundable. What makes it fundable is that the economics work, the demand is contracted or credible, and the capital fits the stage.
